Job Summary

The Maintenance Supervisor supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and maintaining grounds.

Duties and Responsibilities

  • Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.
  • Directs workers engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
  • Requisitions tools, equipment, and supplies.
  • Studies production schedules and estimates worker hour requirements for completion of job assignment.
  • Interprets company policies to workers and enforces safety regulations.
  • Establishes or adjusts work procedures to meet production schedules.
  • Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
  • Analyzes and resolves work problems, or assists workers in solving work problems.
  • Initiates or suggests plans to motivate workers to achieve work goals.
  • Maintains time and production records.
  • Ability to operate company vehicles, per MMH vehicle policy.
  • Able to comprehend and personally operate within Continuous Quality Assurance Management Principles.
  • Confers with other supervisors to coordinate activities of individual departments.
  • Performs activities of workers supervised.
  • Reviews job orders to determine work priorities.
  • Schedules repair, maintenance, and installation of machines, tools, and equipment to ensure continuous production operations.
  • Directs maintenance activities on utility systems to provide continuous supply of heat, steam, electric power, gas, or air required for operations.
  • Develops preventive maintenance program in conjunction with engineering and maintenance staff.
  • Inspects operating machines and equipment for conformance with operational standards.
  • Plans, develops, and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials.
  • Directs training and indoctrination of workers to improve work performance and acquaint workers with company policies and procedures.
  • Confers with management, engineering, and other affected Department Heads to resolve maintenance problems and recommend measures to improve operations and conditions of  machines and equipment.
  • Prepares department budget and monitors expenditure of funds in budget.
  • Reviews manufacturers' service manuals, own establishment's usage schedules, and records of maintenance problems to determine optimum frequency of preventive maintenance of  machines and equipment.
  • Studies production and operation schedules and confers with other staff and with maintenance supervisors to determine when planned maintenance will least interfere with operation of establishment.
  • Estimates costs of personnel, parts, and supplies to be used during scheduled maintenance.
  • Maintains records of planned and completed maintenance.
  • Actively engage in quality improvement activities.
  • Performs other duties as assigned.

Minimum Requirements

  • Associates degree in related field.
  • High school diploma or equivalent
  • Minimum of three years of experience in related experience.

Preferred Requirements

  • HVAC Certification
  • 2 years’ experience in healthcare.

Physical Requirements

Must be able to: Perceive the nature of sounds by the ear, express or exchange ideas by means of spoken word, perceive characteristics of objects through the eyes, extend arms and hands in any direction, seize, hold, grasp, turn, or otherwise work with hands, pick, pinch, or otherwise work with fingers, perceive such attributes of objects or materials as size, shape, temperature, or texture; and stoop, kneel crouch, and crawl. Must be able to lift 50 pounds maximum with frequent lifting, carrying pushing, and pulling of objects weighing up to 25 pounds. Continuous walking and standing.  Must be able to descend and ascend flights of stairs and ladders. Must be able to identify, match, and distinguish colors. Rare lifting of greater than 100 pounds.
